I’ve been in residential real estate for more than twenty years, and before that I worked in healthcare informatics. When the tool a job called for didn’t exist, or cost too much for a small operator, I designed my own. This is everything I’ve shipped, and most of it is running today.

TameRent

I got tired of chasing rent through Venmo, Zelle and sticky notes, so I built the software I wished I had.

TameRent puts rent collection, leases, maintenance requests and the books for a rental portfolio in one place, with a portal for tenants. It’s priced for the small landlord: no monthly software fee when your tenants pay electronically.

Marlo

The AI assistant inside TameRent. A landlord can ask it a property management question and get a straight answer in plain English. An admin version answers my questions about the platform’s own data. I liked the personality enough that Marlo is now the starting point for the other agents I build.

Deal Analyzer

Underwriting for fix-and-flip and buy-and-hold deals. Enter the numbers for a property and it returns profit, cash flow, cap rate, DSCR and the 70% rule price as you type. It works offline and installs on a phone. When a deal looks good, it carries the numbers straight into a financing quote.

Project Expense Tracker

Tracks rehab spending by property and by line item, from demo through exterior work. Snap a photo of a receipt and Claude reads it and pre-fills the entry for me to confirm. My contractor has a separate login with limited access, and a single file defines the categories for both the database and the app.

Business audit reports

An order-to-delivery report product. It pulls a business’s Google listing and runs its website through PageSpeed, then turns the results into a branded report with a prioritized action plan. Reports go out within 48 hours, and I’ve hand-delivered them to local businesses around Union City.

Staff Station

Recruiting and scheduling software for my healthcare staffing company. It handled nurse and physician recruitment end to end, with background checks built in and open shifts offered to staff by text message. I plan to bring it back on a modern stack.

Method

How I build

I run a software project the way I run a rehab. I walk the job and write the scope before anything gets built, and I stay on it until it passes my own inspection.

The crew is what changed. AI writes most of the code now, so my time goes to the parts that decide whether anyone uses the thing: the workflow, the screens, the words on them, and testing against real work. I design each product and direct Claude Code through the build. That’s how one person keeps all of this running.

I’ve rehabbed and held residential property for more than twenty years. Since 2022 I’ve done it from Union City, in Obion County, through my company, Lael Properties.

Before real estate became my full-time work, I spent my career in healthcare informatics, and I owned a healthcare staffing company. That’s where I built my first real product, a recruiting and scheduling system called Staff Station.

Most of my time now goes to Reelfoot Compliance Group, where we write bids and grant proposals and help small water systems stay in compliance. TameRent is my long game. When another business needs software built, that work runs through TameBuild.AI.

What I’m best at is product design: working out what a busy owner needs on the screen and cutting the rest.
